Texas Attorney General sues Colony Ridge development for ‘deceptive practices and fraud’

The Colony Ridge development in Liberty County is facing legal action from Texas Attorney General Ken Paxton for deceptive trade practices, fraud in real estate transactions, and other violations of Texas and federal law.

Located south of Plum Grove in northwest Liberty County, Colony Ridge has undergone rapid expansion in recent years, drawing attention from the Office of the Attorney General. In an October 2023 letter addressed to Members of the United States Congress and fellow Texas leadership, Attorney General Paxton expressed concerns about the impact of the development’s rapid growth.

Paxton stated, “The development appears to be attracting and enabling illegal alien settlement in the state of Texas and distressing neighboring cities and school districts.”

Following a months-long investigation, the Office of the Attorney General alleges it uncovered numerous instances of false, misleading, and deceptive sales, marketing, and lending practices by the developer, leading to the filing of the lawsuit. The suit alleges that Colony Ridge’s business model revolves around targeting foreign-born and Hispanic consumers with promises of affordable, buildable land and financing without proof of income, while misrepresenting the actual conditions of the land and community.

One of the claims in the announcement of the suit is that former employees of Colony Ridge claimed they were instructed to avoid selling to customers who could speak English or did not appear to be of Latino or Hispanic heritage. Furthermore, the lawsuit claims the disproportionately high foreclosure rate linked to Colony Ridge, which is reported to be 50 times greater than the 2023 national average.

Attorney General Paxton condemned the actions of Colony Ridge, saying, “Colony Ridge has been flagrantly violating Texas law. The development profited from targeting consumers with fraudulent claims and predatory lending practices, creating unjust and outsized harms.”

In response to the lawsuit, Colony Ridge Developer Trey Harris dismissed the allegations, stating, “I don’t think there is any merit to AG Paxton’s comments. We know we are under the microscope so we position ourselves with lots of good legal advice. We don’t do anything that hasn’t been scrutinized by our legal experts. It’s disappointing for our state level leaders to be pursuing this case. We aren’t doing anything that other developers in the state aren’t doing. What is the AG going to do? Prosecute every developer in the state?”

Harris further expressed skepticism about the potential outcome of the case, asserting that a court, if involved, would find the claims without merit.

“What did we do that he believes is so bad? We sold land to Latinos. Most of the population in Texas is Latino. Anyone who believes otherwise isn’t looking at the right numbers,” Harris said.

    • When will our Constitutional Laws on Illegal Immigration be enforced? There are laws against ANYONE aiding and abbetting Illegal Immigrants. Read them, people!! When will we wake up to what these greedy, moneyhungry people are doing?

      • They are. The only fault here is that you completely fail to understand these laws. Namely, the law says clearly that anyone is entitled to make an asylum claim upon entry to the United States. And also, the 14th amendment which was there to protect Black Americans from Peckerwood types, makes it so anyone, including a foreigner, is entitled to most of the same laws and principles as any American citizen.

    • You know, with that kind of attitude, you should probably just stop living. It would make things better for everybody.

  1. The Harris’s created an underground railroad for illegal immigration, overwhelmed the local infrastructure, and made not only the Colony Ridge developments, but the who area lucrative to the type of people who gravitate toward criminal activity.

    Now the residents in the surrounding areas are paying the price and suffer from crime and nonstop disturbances of the peace.

    That’s what they did differently from the other developers in the state.

    Shut his ass down, then get this criminal slum cleaned up – including King’s Colony in Montgomery county. Ship these illegal vermin out, so we can let our kids out without fear of them being snatched or sexually assaulted. Anyone who reads the arrest records for the county and has two working brain cells can see that there is a pattern of who is committing these types of crimes, and where they reside.

    Trashed properties, environmental crimes, animal abuse, sexual abuse of children, property crimes and drunk driving are all par for the course since these shitholes were developed. Keep in mind it’s not just in the “Colony Ridge” areas proper- they bought and sold land in surrounding neighborhoods and attracted the criminal element to them, as well.

    Nuisance motels have been forced to close in Houston for less- ship this filth back to Old Mexico where they can be at home in their squalor- instead of forcing it upon us. If they aren’t willing to assimilate and civilize themselves, they are of no value to a country whose citizens respect the law, respect their neighbors, and have integrity.

  3. Governor Abbott took money from the developer, around $1.5 million. Others got lesser amounts. Law enforcement turned a blind eye. Follow the money. I still want to know about the “investigation” into the missing soil analysis reports.

  4. This developer has purchased property in Kenefick and Kountze area. Concerns are is this property purchased to be another Colony Ridge development?

    • If it’s Colony Ridge Development, of course it is. Might as well get burglar bars installed now, and have the local school districts stock up on lice shampoo.

      • Sammy don’t forget the Schools asking for millions to build bigger and classier schools for them to trash .
