M/I Homes, Meritage Homes purchase land for new Trinity Landing development in Dayton

Two homebuilders are planning a new residential community in Dayton after purchasing more than 300 acres along U.S. Highway 90 near the Grand Parkway.

M/I Homes and Meritage Homes recently closed on 309 acres for the development, which will be called Trinity Landing. The project is expected to include about 1,000 homes.

Plans for the neighborhood include homesites measuring 45, 50 and 60 feet wide. Home sales are expected to begin this summer.

“The Grand Parkway is positioning the east side of Houston as a desirable destination where people can find affordable homes with easy access to employment corridors and a growing retail sector,” said Jay McManus, Houston Division President for M/I Homes. “This area is expanding, and we are excited to be part of its transformation.”

Trinity Landing will include several community amenities, including a recreation center, pool, ponds and walking trails. Developers are also partnering with the nonprofit organization Unlimited Play to design an all-inclusive playground.

The playground will feature equipment designed so children of all abilities can play together. Planned features include inclusive swings alongside traditional swings and a roller slide designed for children with cochlear implants, as plastic slides can create static electricity that may interfere with the devices.

“Thoughtful parallel play opportunities allow a child using a mobility device to travel up a ramp right beside a friend climbing a more challenging route, both arriving at the next deck together and choosing their next activity side by side,” said Natalie MacKay with Unlimited Play. “This park reflects M/I Homes desire to create opportunities for all families.”

The Trinity Landing purchase is the third land acquisition M/I Homes has announced in the Houston area in the past six months.

In late 2025, the builder purchased 205 acres in Needville for a planned community called Wild Oak, which is expected to include more than 400 homes and open in late 2027.

Last September, M/I Homes also announced Berryknoll, a 180-acre community along FM 2854 in Montgomery County. That development is expected to open this year and will include about 250 homesites ranging from 70 feet wide to one acre.

M/I Homes currently builds homes in 14 communities across the Houston area, with prices ranging from the $190,000s to the $640,000s. In addition to Trinity Landing, Wild Oak and Berryknoll, the company is also developing Ambrose in La Marque, Lone Star Landing in Montgomery and Sorella in Tomball.

  1. Prayers for Liberty County as residents don’t need more people building and creating water sewage and Drainage along with costing long time residents increases in taxes…God help us!
