Plans unveiled for new H-E-B store in New Caney

H-E-B is coming to New Caney.

The Texas grocery chain will anchor the first phase of a new 55-acre mixed-use commercial development at Valley Ranch, marking the company’s first store in New Caney and its 11th location in Montgomery County.

The 120,000-square-foot supermarket is expected to open in fall 2027 and will feature H-E-B Curbside with an extensive covered pickup area, a fuel station and a car wash.

The store will serve as the centerpiece of Commerce District at Valley Ranch, a new mixed-use development announced Tuesday by The Signorelli Company. The project is planned along the rapidly growing U.S. 59/I-69 corridor and will ultimately include approximately 400,000 square feet of commercial development along with a 600-unit luxury multifamily community.

Construction on the district is scheduled to begin in late July. Roadway and utility infrastructure are already in place.

The first phase, known as Commerce West, will include the H-E-B store, approximately 19,500 square feet of additional retail space and two outparcels for future restaurants, retail and service businesses.

The second phase, Commerce East, is planned as a walkable mixed-use district featuring additional retail, chef-driven restaurants, Class A office space, luxury multifamily residences and public gathering areas designed for community events, outdoor dining and live entertainment.

As future phases come online, Commerce District will become a destination where commerce, community and quality of life come together.”

The Commerce District will complement Valley Ranch’s continued residential expansion, including the recently announced 328-acre Azalea District, the master-planned community’s final single-family neighborhood. The 203-acre residential section will include 359 homes built exclusively by First America Homes, The Signorelli Company’s homebuilding division.

Homes in the Azalea District will start in the $300,000s. The Founders Circle program will give the first 40 qualified buyers priority homesite selection, early access to floor plans and exclusive pricing incentives.
